Located in Morningside Heights in Manhattan, the landmark Cathedral has suffered years of deterioration, water infiltration and damage from a 2001 fire. As with all historic buildings of this size, continued restoration is essential for the survival of the structure. Then there were two fires, 2001 and 2019.

With all exhibition items on sale, that space might be residential and intimate or on a full commercial scale. Most recently, a library occupied the space before being restored and reinvented as an exhibition space by Tanner Kibble Denton Architects in 2001.

All too often, deferred maintenance results in excessive costs to restore structural integrity and serviceability. In 2001, an engineering team was hired to conduct a full-scale review of the garage in regard to maintenance issues. In some cases, long-term deferred maintenance can result in catastrophic failure.
